Role Overview:

We are seeking a highly motivated and experienced Chartered Accountant to join our dynamic team and play a pivotal role in the financial management of our real estate projects. Key Responsibilities:

  • Strategic Financial Planning & Analysis:
    • Develop and analyze financial reports, budgets, and forecasts to optimize resource allocation.
    • Evaluate the financial performance of ongoing real estate projects and provide actionable insights.
    • Conduct thorough project feasibility assessments through financial modeling and cost-benefit analysis.
  • Comprehensive Accounting & Bookkeeping:
    • Maintain meticulous records of all financial transactions, including accounts payable, accounts receivable, and general ledger entries.
    • Ensure strict compliance with accounting standards and regulations specific to the real estate sector.
    • Perform regular reconciliation of bank accounts and financial statements.
  • Expert Taxation & Compliance Management:
    • Ensure timely and accurate filing of all tax returns, including GST, income tax, and other relevant taxes.
    • Provide strategic advice on tax-efficient structuring of real estate transactions and projects.
    • Act as a liaison with tax authorities and auditors to resolve compliance issues.
  • Robust Audit & Internal Controls:
    • Oversee internal and external audits, ensuring adherence to regulatory and organizational standards.
    • Develop and implement strong internal control mechanisms to mitigate financial risks.
    • Identify and implement process improvements to enhance financial and operational efficiency.
  • Strategic Funding & Treasury Management:
    • Manage cash flow to ensure adequate liquidity for project execution and operational needs.
    • Cultivate relationships with banks, financial institutions, and investors to secure financing and loan approvals.
    • Monitor repayment schedules and manage financial risks associated with borrowings.
  • Regulatory Compliance & Reporting:
    • Ensure full compliance with local laws, including RERA regulations.
    • Prepare and submit accurate reports to regulatory authorities and stakeholders.
    • Stay abreast of changes in laws and regulations impacting the real estate industry.
  • Effective Project Cost Management:
    • Review and control project expenses to prevent cost overruns.
    • Collaborate with project managers to ensure financial discipline throughout project execution.
    • Analyze budget deviations and recommend corrective actions.
  • Strategic Advisory & Investment Analysis:
    • Provide financial insights to support strategic decisions, including land acquisition, joint ventures, and new project launches.
    • Evaluate investment opportunities and advise on portfolio diversification.
    • Assist in developing competitive pricing strategies for real estate properties.
  • Clear Stakeholder Communication:
    • Prepare and present comprehensive financial reports to management, investors, and stakeholders.
    • Collaborate with legal, sales, and marketing teams to align financial strategies with business goals.
    • Serve as a key point of contact for all financial and accounting matters.
  • Proactive Team Leadership & Development:
    • Lead and mentor a team of accountants and finance professionals.
    • Conduct training sessions to enhance team competency in financial management.
    • Foster a culture of accountability and continuous improvement.

Qualifications:

  • Chartered Accountant (CA) certification (First or Second Attempt).
  • Strong understanding of real estate financial management.
  • Proven experience in financial planning, analysis, and reporting.
  • Expertise in taxation, compliance, and audit.
  • Excellent communication and interpersonal skills.
  • Strong leadership capabilities.
